Brownfield Tax Increment Financing Act

Through the Brownfield Redevelopment Financing Act, Brownfield Tax Increment Financing (TIF) allows applicable taxing jurisdictions to receive property taxes on the property at the current level and capture the incremental increase in tax revenue resulting from a redevelopment project.

Transformational Brownfield Plans

The recently adopted Public Act 46 of 2017 incorporates TBP into the Brownfield Redevelopment Financing Act. This allows developers the opportunity to capture a portion of specific incremental taxes generated from large-scale projects for a specified time period.

EGLE Brownfield Redevelopment Program

Revitalizing and redeveloping Brownfield properties protects the environment, reuses existing infrastructure, minimizes urban sprawl and creates economic opportunities. The Department of Environment, Great Lakes, and Energy (ELGE) helps to provides assistance including grants, loans, tax increment financing and free environmental site assessments and more.

MSHDA Housing Tax Increment Financing (TIF) Program

The MSHDA Housing TIF Program facilitates the implementation of brownfield plans to promote the revitalization, redevelopment and reuse of brownfield properties, including previously developed, tax reverted, blighted or functionally obsolete properties.

MSF Brownfield Site Investment Program

The purpose of the MSF Brownfield Site Investment Program is to provide a loan to local communities to prepare brownfield sites for redevelopment.

Michigan Business Tax Credits

The MBT Program is no longer available for new awards, however, existing credits will be honored, and if applicable, an amendment will be considered if the credit time frame is within the 10 year statutory allowance.

In 2018, Heritage Tower BC LLC revealed plans to rehabilitate a long-vacant, historic 1931 building into an iconic and mixed-use development in downtown Battle Creek. With critical support offered by MEDC and community partners, the development is bringing new residents and commercial business to downtown Battle Creek.

Ashley Capital

In 2016, Ashley Capital turned its sights on a long-abandoned racetrack in Hazel Park, deciding to tear down the dilapidated barns and stables and replace them with state-of-the-art mixed-use development space. However, cleaning up the blighted racetrack, and the toxic chemicals that now filled it, would prove to be expensive.
